Based on my years of experience, it is often best to purchase a 3-to-4 bedroom property, as each bedroom can be rented (depending on location) for $600-to-$700 per month, or more. Further increasing the value of all Boulder real estate is the city's controlled growth ordinance, which limits the expansion of Boulder's real estate base to two percent per year.
