Condominiums in Boulder, near the University of Colorado, can be priced from $250,000. In my experience, however, the investments that make the most sense have 3 or 4 bedrooms and are priced from $400,000.
Homes on "The Hill" range from $600,000 to more than a million. These can also make sense as investments if they have 3 or 4 bedrooms and have the proper zoning for the number of bedrooms. The nearby Baseline subdivision, where values have been increasing over the years, has homes priced from $300,000 - $400,000.
Your child can get 2 or 3 of their friends to share the rent. At $600 to $700 per bedroom, you will find that you have a break even to positive cash flow, depending on the amount of the down payment, the loan amount and the interest rate on the loan.
